The Head of Property is accountable for leading the Property function for Wellcome Hong Kong and Macau, overseeing the end‑to‑end management of the retail property portfolio. The role ensures the delivery of a sustainable, cost‑effective, and strategically aligned store network through strong landlord partnerships, disciplined lease management, robust governance, and effective team leadership.
This role plays a critical part in supporting business growth, profitability, and operational continuity across existing stores, renewals, relocations, refurbishments, and new store development.

The challenge is to:
1. Property Strategy & Portfolio Management
- Develop and execute the property strategy for Hong Kong and Macau in line with Wellcome’s commercial, network, and growth plans.
- Optimize the store portfolio through proactive lease renewals, relocations, resizing, exits, and new site acquisitions.
- Ensure property decisions support sales growth, cost efficiency, and long‑term sustainability of the business.
- Provide strategic input to store network planning, refurbishment programs, and format evolution.
2. Leasing, Negotiation & Landlord Management
- Lead all lease negotiations, renewals, rent reviews, and tenancy terms with landlords and developers.
- Build and maintain strong, professional relationships with key landlords, property owners, and external stakeholders.
- Secure commercially favorable terms while managing risk and protecting the company’s long‑term interests.
- Monitor market trends, rental benchmarks, and competitor activity to inform negotiation strategies.
3. Governance, Risk & Compliance
- Ensure all property‑related activities comply with internal policies, delegation of authority, and governance requirements.
- Oversee proper documentation, approval processes, and record‑keeping for leases, agreements, and variations.
- Manage property‑related risks, including contractual, financial, operational, and reputational risks.
- Act as the key control owner for property processes and ensure appropriate segregation of duties within the team.
4. Financial Management & Cost Control
- Own the property cost base, including rental expenses, lease incentives, and related occupancy costs.
- Work closely with Finance to ensure accurate forecasting, budgeting, accruals, and reporting.
- Identify opportunities to improve cost efficiency and value creation across the portfolio.
- Support annual business planning and long‑range financial projections related to property.
5. Cross‑Functional Partnership
- Partner closely with Commercial, Operations, Finance, Construction, Legal, and People & Culture teams to ensure aligned execution.
- Support store operations by resolving property‑related issues that may impact trading or compliance.
- Provide timely, clear advice to senior management on property matters and decision points.
6. People Leadership & Team Management
- Lead, coach, and develop the Property team across Hong Kong and Macau.
- Set clear objectives, performance expectations, and development plans for team members.
- Foster a culture of professionalism, accountability, integrity, and collaboration within the team.
- Ensure appropriate succession planning and capability building for critical roles.
Do you have experience in Large Scale Retail Business?
- Minimum 15+ years of relevant experience in retail property, leasing, or real estate, preferably within large‑scale retail or FMCG environments.
- Proven experience managing complex retail property portfolios in Hong Kong; Macau exposure is an advantage.
- Strong track record in lease negotiation, landlord management, and portfolio optimization.
- Experience leading teams and managing senior‑level stakeholder relationships.
- Strong commercial acumen with the ability to balance cost control, risk management, and growth priorities.
- Sound judgment and high integrity, with a disciplined approach to governance and controls.
- Excellent negotiation, influencing, and communication skills.
- Ability to operate effectively in a fast‑paced, highly regulated retail environment.
- Fluent in English and Chinese (Cantonese and written Chinese required).
